Terms of service
Last updated March 3, 2026
These terms cover your mailbox and related services at Lobi Space. By opening a mailbox, picking up mail, or using our member portal, you agree to what follows. Please read the text messaging section — it explains exactly what we send and how to stop it.
1. Who we are
Lobi Space operates as a Commercial Mail Receiving Agency (CMRA). That means we accept mail and packages addressed to you at our street address and hold them until you collect them or ask us to forward or scan them. We are not the United States Postal Service and we are not a bank, escrow agent or notary of record unless separately stated.
2. Authorization to receive your mail
Before we can accept a single item for you, federal rules require a completed and properly witnessed USPS Form 1583 plus two forms of identification. Signing that form authorizes us to receive mail on your behalf. If your 1583 lapses, an ID expires, or the information on file becomes inaccurate, we may have to stop accepting mail for you until it is corrected. You agree to keep your names, addresses, phone number and email current, and to tell us who else is authorized to receive mail at your box.
3. How we handle your mail
- We log arriving items, notify you, and hold them for pickup, forwarding or scanning according to your plan.
- We may photograph the outside of envelopes and parcels for identification. We do not open your mail unless you ask us to (for example, to scan contents or deposit a check) or unless the law requires it.
- We cannot accept items that are hazardous, perishable, illegal, or that exceed the size limits posted at the front desk.
- We are not a shipper or carrier. Loss or damage caused in transit is the carrier's responsibility; our liability for an item in our custody is limited to the lesser of its documented value or $100 unless we agreed otherwise in writing.
4. Fees and billing
- Plan fees are billed in advance for the period you selected (monthly or annual).
- Postage and carrier charges are passed through at cost, plus the forwarding service fee and any percentage markup shown to you before you confirm a forward.
- Mail volume and scan allowances are included in your plan; items beyond the allowance are billed at the per-item rate on your plan.
- Storage is free for the number of days in your plan. After that, daily storage fees apply based on item size.
- Statements are issued at the end of each billing month and are due on receipt. Accounts that remain unpaid past our stated grace period may be placed on hold: mail is still received and stored, but portal access, forwarding and scanning pause until the balance is cleared.
5. Pickup and release
Mail is released to you or to a recipient you have authorized in writing, on presentation of photo identification. We record a signature for every release. If a package requires a carrier signature, our signature is on your behalf as your agent. We may refuse a release if identity cannot be confirmed.
6. Text messaging (SMS)
- What we send: mail arrival and pickup alerts, account and billing notices, compliance reminders (for example an expiring ID or an outstanding Form 1583), and workspace booking reminders.
- Separate marketing consent: only if you check the separate marketing box will Lobi Space text you occasional promotions and event invites. That consent is optional and independent of service texts.
- Message frequency varies.
- Message and data rates may apply.
- Reply STOP to any message to opt out. Reply HELP for help, or contact the front desk.
- Consent to receive text messages is not a condition of purchase — you can use every part of the service with texts turned off.
- Carriers are not liable for delayed or undelivered messages.
We verify your mobile number with a one-time code before sending alerts, so messages never go to a number that was mistyped. You can withdraw consent at any time in your member portal profile or by replying STOP.
7. Termination
You may close your mailbox at any time; fees already billed are not refundable for a partial period. We may close a mailbox for non-payment, for missing or invalid compliance documents, or for use that is unlawful or that puts our staff or other members at risk. On closure, mail we receive is returned to sender unless you have arranged forwarding and paid the postage in advance.
8. Changes to these terms
We will post updates here and change the "last updated" date. Material changes are announced by email or portal notice before they take effect.
